Fire
Please familiarise yourselves with the fire instructions on the inside of the front door. In the event of fire, then please exit the flat by the front door, turning right and leaving the building through the 2 communal doors, proceed down the steps and move away from the building.
In the event that it’s not possible to leave via the front door and communal area, the lower windows in both the Lounge and Bedroom open to allow an exit. Please call 999 when safe to do so, the Address for the property is 5 Park Avenue, St Ives, TR26 2DN. Please note that each of the windows in the Lounge have two push switches to allow them to be opened fully.
A fire blanket and extinguisher are located in the corner of the Lounge/Kitchen and are only to be used if safe to do so. Your safety is absolutely paramount therefore only use these if your safety is not at risk.
Water Supply
In the unlikely event that you need to turn the water off at the stop tap, this is located in the cupboard beneath the sink in the kitchen. Simply remove the box in the cupboard to locate the stop tap behind.
Electricity
In the unlikely event that there is a problem with the electricity please contact our Management Company Cove Cleaning. Should the electricity to the flat need to be switched off urgently the flat switchboard is located in the Lounge to the left of the front door. There is also the main incoming power switch in the cupboard in the lobby, marked ‘Flat 1 normal’.
Emergency Torch/Light
The Xtralite White Torch that should be plugged into a socket by the dressing table, is for emergency use only so please keep it plugged in and switched on at the plug. In the event of a power failure, this device will light up which will assist during darkness. If the torch is removed from the charging unit, it automatically lights up. The unit also has the ability to provide a low level light during darkness, and this can be activated by switching the handset to Auto-Lo or Auto-Hi. Switching the unit to Off will ensure that no low level lighting is provided during darkness.
Shoes - we kindly ask guests to remove outdoor shoes when in the flat please.
Communal areas - guests are kindly informed that nothing should be left or stored in the communal areas at any time, including shoes.
Quiet time : we kindly inform guests that as we are one of 5 flats in this house, quiet hours are 21:00 - 09:00.
Moisture on windows - we kindly ask guests to run the de-humidifier in the bedroom if required, particularly if the temperature outside is cold, to reduce internal condensation, please see the De-humidifer tab.
Checkout - we kindly ask guests to follow the checkout process (on the checkout tab), so that the flat can be serviced for the next guests.

Infrared Heating The flat is equipped with Infrared heating panels. These are extremely efficient and should heat the room quite quickly. The Mirror panel and Glass panel above the TV are the infrared heaters in the Lounge.
In the Bedroom the Mirror panel and Glass panel beside the bed are infrared heaters.
Caution : Please note the panels themselves will get hot when on. Please do not place anything on, or directly in front of them.
Each room has a separate thermostat controller (Lounge by the front door, and Bedroom by the door), meaning that each room can be set to a specific temperature if required.
Each controller has a heating programme, however at any point the temperature can be changed by using the up and down arrow buttons to increase/decrease the desired temperature. If the thermostats are switched off, simply select the left hand button to switch on.
Wet Room Towel Radiator The electric radiator in this room is switched on/off by the lower switch on the wall to the left of the door, prior to entering the room. We ask guests to please switch this off when not required, thank you.
Toilet Towel Radiator The electric radiator in this room is switched on/off via the control at the bottom left of the radiator. The radiator has a programme, however it can be switched on or temperature changed at any time. The radiator is off if the display has two flashing dashes. To switch on press the following buttons.
To increase or decrease the temperature press the + / - buttons.
We ask guests to switch the radiator off when not required, thank you.
** Please note that the TV remote controls can affect this radiator.
Cooling Fan This is normally located in the bedroom. It is designed to be quiet and has a night mode.
Hot Water is supplied by a water tank in the cupboard in the toilet. (To open the cupboard, if required, press the middle doors) The hot water is programmed via 2 controllers to the right of the tank. These heat the water overnight, and therefore you should not need to do anything.
Overnight Heating Programme
In order to heat water overnight correctly - the two controllers (to the right of the tank) should each have a Red power light and but should NOT have ‘OVERRIDE’ or ‘ADVANCE’ displayed. If either ‘OVERRIDE’ or ‘ADVANCE’ is displayed, then press the ‘Adv/Ovr’ button(s) until these do not appear. When the screen ONLY has ‘OFF’ displayed, this is correctly set for the programmes to operate. Both controllers should be set this way. This is then set for overnight heating. The only exception to this, is if the overnight heating is in progress (01:00 - 05:00), when the controller will have a Green light and display ‘ON’, or if the Boost option has been selected, see below.
Hot Water Boost
If you do need more hot water, then simply press the ‘Boost’ button once for 1 hour and twice for 2 hours heating. By pressing the boost on both controllers, this should heat the required water. ‘BOOST 1’ or ‘BOOST 2’ will appear on the screen, and the green light indicates that heating has begun. Please note that heating will commence, and hot water will not be instantly available. By selecting Boost the overnight programmes for the controllers will be unaffected and will continue overnight as usual.
Hob We kindly ask guests to use the extractor fan when using the hob.
Dishwasher Full instructions if required are at the back of the guest information book. We recommend using the Eco 50 programme by pressing that button, and then pressing the Start button. Close the door and the machine will start. Whilst the machine is running a red light will shine onto the kitchen floor to denote this.
Ironing Board and Iron Located in the Wardrobe and under the sink respectively.
Washing Machine is located in the cupboard in the toilet room. (To open the cupboard press the lower doors).
Clothes Airer Located in the toilet cupboard (by the side of the water tank).
Microwave please see operating instructions/manual in the guest information book.
Recycling We ask that you use the recycling bin in the kitchen for glass and mixed recycling waste.
Toilet Lighting The toilet is fitted with both overhead lighting and lower level lighting. The low level lighting automatically switches on when someone enters the room, and will remain on for 5 mins each time it is triggered.
TV’s are both Smart TV’s and have apps such as iplayer, amazon prime, itvx and disney capability. If there is a problem with the TV signal, please check that the Booster Box situated to the left of the TV in the corner of the Lounge is switched on (Blue light on) and that the unmarked black cable is plugged into the ‘IN UHF’ port. The other two cables (marked Living Room and Bedroom) should be plugged into any of the TV1 - TV4 ports.
Windows
Important : We kindly ask guests to close windows when out, or during poor weather.
Wet room Extractor Fan the switch for the fan is the top switch to the left of the door. Please leave this on, it will switch on/off with the room lights.
Toilet Extractor Fan the switch for the fan is the top switch to the right of the door. Please leave this on, it will switch on/off with the room lights.
Alarm Clock Radio the instructions for full use can be found in the Guest Information folder. To turn down the display, there is a dimmer switch on the back.
Winter Duvet there is a winter duvet stored at the top of the wardrobe in the bedroom.

De-Humidifier The flat is very well insulated, and as a result moisture can form on the windows, especially when the temperature outside is low. We have installed a de-humidifier for guests comfort, as we have sometimes found that after the use of the wet room, condensation can form on the windows, and therefore this device should reduce this. The unit will activate above a certain humidity, extracting moisture from the air, into a container at the back of the unit. In the unlikely event of the unit being full it will have a red symbol on the bottom left of the display screen, and the container can be removed from the unit and emptied.
Alternatively guests can open windows should the humidity level be high.
